Market exposure demands more than placing the property on MLS. Studies tell us that over 80% of buyers today begin their search online. Our standard practice is to advertise your property on the Victoria Real Estate Board MLS, the largest online database of available real estate in Greater Victoria and the Southern Gulf Islands. This website is accessible by every real estate agent in the area, each with (on average) four clients potentially looking for a place just like yours. MLS listings contain complete and detailed information about the property such list price, room sizes, inclusions and exclusions, a floor plan, full-color professional photographs, and more. This listing data is also made available to the general public through sites like MLS.ca (Realtor.ca).


PROACTIVE PROSPECTING

There are only two ways to find a buyer. One, you can wait for them to find you or, two, you can proactively go out and find them. Preparing to List Your Home

In preparation for listing your home, you will need to gather the following items:

                                             

  •  A copy of your survey
  • A copy of your front door key
  • Your most recent annual property tax assessment
  • The average cost of utilities (electricity, hydro, water)
  • The age of your home
  • A list of items you would like to exclude from the sale
  • Pictures of seasonal features (i.e. gardens in bloom)
  • A list of any easements or right-of-ways
  • Receipts and warranties for recent home improvements
  • The ten best features of your home
  • Other relevant information (a list of upgrades, copy of floor plans, builder plans and/or model name)
